Woodbine sells to Emerald cattle and grain family

The Phelps Family’s outstanding turnkey cattle property, Woodbine at Blackall, has sold to an Emerald grain and cattle producer after widespread interest in the property’s significant breeding and backgrounding attributes.

The 4,703-hectare Woodbine is in a prime location just off the Landsborough Highway, and only 13km from the Blackall Saleyards. It has a conservative carrying capacity of 815 adult equivalents (AE), and an annual rainfall of 526mm.

LAWD Director, Grant Veivers, congratulated both the vendor and the Daniels family on the successful transaction, which settled yesterday after an Expression of Interest campaign.

“We have had a very positive sales campaign with the combination of plentiful water, quality fencing and cattle yards, and abundant feed attracting plenty of interest from local landholders, as well as investors from further afield,” Mr Veivers said.

“Woodbine’s location close to Blackall was a key selling point, while its guaranteed water via a one-third share of a capped artesian bore that flows at 8 litres per second, supported by a catchment dam and numerous seasonal waterholes, made it a very attractive prospect.

“The stocking rate is conservatively estimated at 1AE per 6ha, but the mix of grasses and land types can support a variety of stocking rates depending on the paddock, and more than 5km of laneways enable efficient movement of stock.”

The high-quality infrastructure for beef production includes a set of steel cattle yards with a five-way pound draft, covered working area and double-deck loading ramp, all connected to water and equipped with dust suppression sprinklers.

Water security for livestock was also a key feature for buyers, with the Woodbine bore supplying a network of poly pipelines that feed 16 troughs strategically positioned to maximise grazing across nine main paddocks and three holding paddocks.

Mr Veivers and LAWD Director, Simon Cudmore, were the acting agents on the sale.
