Construction has commenced on Wilmac’s $75 million commercial and industrial development in Clyde North, with 20 of the 25 lots already committed and buyers scrambling to secure the remaining properties.
Since its market launch in late 2024, Wilmac Clyde North is the fastest selling project in Melbourne’s rapidly expanding Southeast, with $55 million in sales committed for commercial and industrial lots prior to construction.
The development spans 8.8 hectares, including a 3,000 square metre central park in the City of Casey, Melbourne’s third fastest growing municipality, where there is overwhelming demand for land specifically prepared for commercial, industrial and retail purposes.
As one of the sales and marketing partners for the project, LAWD Director – Development & Projects, Henry Burbury, said the volume and velocity of sales for Wilmac Clyde North was unprecedented, and investors would need to move quickly to secure the remaining five lots, which are between 1,500 sqm and 2,000 sqm and zoned C2.
“This development builds on Wilmac’s reputation for creating thriving, strategically located business hubs, and is well on its way to becoming a leading precinct in Melbourne’s Southeast,” Mr Burbury said.
Wilmac Clyde North is expected to generate approximately 400 jobs, including 120 during the construction phase. When fully operational, it will contribute more than $100 million annually to the local economy, supporting local suppliers, businesses and the broader community.
Some of the confirmed occupants include a state-of-the-art self-storage facility to service residents and local businesses, a 120-place childcare centre catering to the needs of local working families, and a fuel station with quick service retail.
Nick Ellsmore, Senior Development Manager for Wilmac Properties, said the commencement of construction earlier this month marked an exciting milestone for Clyde North and the City of Casey.
“We were honoured to have representatives from the Bunurong Land Council on site to deliver a Cultural Heritage Induction, as well as the Mayor and representatives of the City of Casey, and our valued project partners,” Mr Ellsmore said.
Partnering with LAWD on the sales and marketing of the precinct is Cameron Real Estate, with Director, Angus Clark saying the speed of sales in this development reflects Wilmac Clyde North’s standing as a vibrant, modern business centre and park with exceptional road access.
“The Sofra Road to Bells Road link is scheduled for completion this month and will significantly enhance site accessibility,” Mr Clark said.
“This is complemented by access to Bells Road, where a planned direct connection to the M1/Princes Freeway promises to generate enormous exposure and maximum visibility through a surge in traffic and demand for amenities.
“All of this, plus the attractive yields, makes this site a great investment proposition.”
The Wilmac Clyde North development is guided by the Thompsons Road Precinct Structure Plan, with the City of Casey home to more than 411,000 residents, and 11,750 planned and existing lots across its residential, commercial and retail heartland.
