New England blue-ribbon commercial grazing property

‘Glenarvon’, a 755.7-hectare blue-ribbon commercial grazing property, located near Tamworth in New South Wales’s coveted New England region, is being offered to the market by LAWD.

The quality grazing platform is currently used for breeding approximately 120 cows and finishing 800-1,000 weaners to supermarket weights, however, infrastructure including shearing sheds, yards, fencing and water supply could also accommodate sheep breeding and finishing enterprises.

The property has been developed with a focus on fodder production to finish livestock. Approximately 370ha is arable, with a grazing capacity of 6,900 Dry Sheep Equivalents. Pastures have been developed with 194ha sown to oats in 2025, 76ha to lucerne, 40ha to rye grass and 29ha sown to sub-tropical pastures.

The New England region is renowned for its reliable climate and has long been viewed as one of the leading agricultural regions of the state because of its diversity, which is underpinned by fertile soils and accessible location.

Water security is an outstanding feature, with an average annual local rainfall of approximately 657mm complemented by three independent sources: an extensive reticulated water system supplied by four bores servicing 31 troughs, semi-permanent Currabubula Creek, and 19 dams.

Glenarvon’s topography ranges from undulating arable land to timbered grazing hills, with soils spanning chocolate basalt to black basalt. The current vendors have undertaken regular soil testing across the property, with results available to view for prospective buyers.

Strategic fencing has been implemented across the property to create 21 paddocks and an extensive 3km laneway system that has been developed in three sections, connecting 13 paddocks to new steel cattle yards with 200-head capacity.

Livestock operations are further supported by a range of local feedlots, saleyards and processing facilities, while grain handling and manufacturing facilities are also close by.

Along with the new cattle yards, Glenarvon has a second set of cattle yards, an air compressor shed, two machinery sheds, hay shed, a range of storage sheds, a shearing shed and sheepyards, six silos and an airstrip used for agricultural purposes.

Situated at 190 Walters Lane, Tamworth, Glenarvon features a three-bedroom, two-bathroom rendered double brick, weatherboard and corrugated iron homestead, and shearing quarters.
