Koorelah Farms, one of Australia’s largest producers of outdoor, vine-ripened gourmet tomatoes, is on the market, presenting an exceptional turn-key opportunity to purchase an institutional-scale horticulture enterprise.

Located near Bowen, in the beautiful Whitsundays region of North Queensland, Koorelah Farms comes with a state-of-the-art packing facility and established supply arrangements. The enterprise produces approximately 6,000 tonnes of premium fresh tomatoes each year for a range of blue-chip customers, including major supermarkets, wholesalers, distributors and retailers along Australia’s east coast and in New Zealand.

Comprising a total land area of 274 hectares, which includes 178ha of owned land and 96ha of leased land, with more than 87% extensively developed to prime irrigated farmland.

Established in the 1950s, Koorelah Farms has cemented itself as an industry leader for cultivating high-quality produce and driving horticultural innovation.

However, LAWD Senior Director, Jaclyn Hope, said there were still ample opportunities for the right buyer to grow the business.

“Over the years, the vendors have expanded operations through strategic land acquisitions and infrastructure investments, including a state-of-the-art sorting and packing shed, cool rooms and refrigeration,” Ms Hope said.

“Opportunities remain to drive growth by broadening horticultural lines, securing more land, boosting export volumes, maximising packing facility capacity, or pursuing vertical integration and the value-adding of low-grade produce.”

The Bowen region is renowned for its large-scale horticultural production thanks to its fertile soil and favourable climate, including an average annual rainfall of 850mm since 2001.

Water security is a key feature of the property with access to irrigation water via approximately 617 megalitres of water entitlements, as well as an additional 25ML available through a Water Supply Agreement with the Whitsunday Regional Council.

Sustainable farming practices underpin the farming operations, with the company holding several certifications supporting its participation in the responsible production of fresh food.

A 400-kilowatt solar array and 645kW battery storage system was recently commissioned to support the packing and storage facilities’ energy requirements. Koorelah Farms is now an accredited independent power station, selling excess energy back to the grid. Negotiations are in place with the existing energy provider to reclassify tariffs, which has the potential to significantly reduce infrastructure charges given the self-reliance of energy requirements.

The state-of-the-art packing facility covers 3,063sqm and can process approximately 14t of fruit per hour across two packing lines. The technology in the facility supports the preservation of fruit between packing and distribution to ensure consistent and high-quality produce. This includes a Compac computerised grading system, Newtec weighing, bag filling and punnets system, humidity-controlled dispatch rooms, cool rooms and a traceability system.

Other infrastructure on the property includes three cold rooms, totalling 1,505sqm, two machinery sheds, storage sheds and an office.

There are four residences on the property including the main two-storey, four-bedroom homestead featuring a wide wraparound verandah, outdoor entertaining area and swimming pool, all set within well-established and extensively landscaped gardens.
Bowen has comprehensive agricultural support services and a broad range of other services and amenities including retail outlets, financial institutions, medical facilities and primary and secondary education schools.

Located close to the Bruce Highway, Koorelah Farms has direct connectivity to larger regional towns such as Mackay and Townsville, as well as access to the Port of Townsville for export opportunities.

“With the property being offered on a walk-in-walk-out basis, including a comprehensive suite of best-in-class plant and equipment, the successful purchaser will be able to continue operations immediately,” Ms Hope said.
