High-quality background and breeding haven on offer in Qld’s South Burnett

West Barambah Aggregation

The 1,072-hectare West Barambah Aggregation located in Queensland’s highly sought after South Burnett region offers a breeding and backgrounding haven and a perfect balance between lifestyle and rural pursuits.

The Aggregation comprises three contiguous holdings, known as West Barambah (761ha), Cow Paddock (111ha) and Rawlings (200ha), and is being offered for sale in one-line or as any combination of separate assets.

The vendors estimate the Aggregation has a conservative carrying capacity of 550 Adult Equivalents. Over the past 10 years, they have modestly grazed the pastures, supporting an average of 350 breeders (one breeder to 3ha), with bulls run at approximately three per cent of the breeding herd. Across the herd, a long-term weaning rate of 85% has been achieved.

The current Santa Gertrudis herd has bloodlines from Eidsvold Station, Rosevale and Gyrandra, and the incoming buyer has the option to acquire the livestock as part of the transaction.

Along with a favourable climate and reliable rainfall averaging 764mm each year, water security for livestock is boosted by dual frontage to the Barambah Creek, five catchment dams equipped with significant water reticulation, as well as permanent and semi-permanent waterholes. The Aggregation also has a licence enabling water to be taken from the Barambah Creek for potential irrigation purposes.

Topography is undulating, with more than 87% of the Aggregation cleared and developed, and pastures comprising Rhodes grass and wynn cassia, as well as other native grasses. Soils are a mix of shallow stony soils and deep, dark grey to dark brown cracking clays along the alluvial flats, interspersed with small areas of shallow sandy soils.

Fenced to all boundaries, the Aggregation is subdivided internally into 12 main paddocks, which benefit from an extensive laneway system to support efficient livestock and machinery movements.

Cattle production complemented by lifestyle

The South Burnett region is an area coveted by cattle producers due to its favourable climate, soil types and access to markets. With the Sunshine Coast only two hours by car, and Brisbane just three hours, it also offers the balance between rural lifestyle and easy access to coastal and city activities.

The Aggregation is 15km from the charming rural town of Goomeri, which has evolved into a popular tourist destination, renowned for its iconic bakery, specialty coffee and chocolate shops, and the well-known Goomeri Emporium. It provides essential retail services, a primary school and access to rural agricultural suppliers.

The larger towns of Kingaroy and Gympie are also close by, providing a more extensive array of services and education options. To support the Aggregation’s livestock operations, Gympie has regional saleyards and a beef processing facility.

The West Barambah Homestead is a 172 square metre single-storey family residence with four bedrooms and detached two-car garage. The Aggregation also has a 283sqm machinery shed, in-paddock cattle holding yards, and two cattle yards complete with a five-way draft, race, covered vet area, plunge dip and loading ramp.

LAWD Director, Grant Veivers, said the West Barambah Aggregation was an exceptional property and because of its location, he expected to see a lot of interest from a range of buyers.

“I think we’ll see a buying pool from high-net-worth individuals looking for acreage lifestyle opportunities, or western producers seeking to retire and downsize operations,” Mr Veivers said.

“The quality line of Santa breeders that can be bought as part of the transaction also adds a real value proposition to a prospective buyer.”

The West Barambah Aggregation is being offered for sale by Expressions of Interest closing at 12.00pm (AEST) Thursday 10 July. For more information, contact LAWD Directors Simon Cudmore on +61 433 160 413, or Grant Veivers on +61 429 844 585.
