‘Extraordinary asset’ SLM Pastoral Portfolio offers regenerative beef, carbon project

The remaining parcels of the remarkable SLM Pastoral Portfolio present a fully-developed regenerative grazing opportunity with an established carbon project, located on the border of south-west Queensland and north-west New South Wales.

The institutional-scale holding spans 205,626 hectares across four proximate aggregations within a 100-kilometre operating radius, and represents a large, grass-based cattle breeding and trading business that focuses on regenerating the landscape while producing functional, fertile and profitable cattle.

With the 79,298ha Garrawin under offer, the SLM Pastoral Portfolio offering now comprises Willacora (47,901ha), Amenda (43,712ha), Padua Park (43,135ha) and Eureka (70,877ha), which is being offered for sale in-one-line or as any combination of individual aggregations by LAWD, in conjunction with Nutrien Harcourts Bourke.

Eureka features an established carbon project generating Australian Carbon Credit Units (ACCUs) under the ‘Avoided Deforestation’ protocol. The carbon project is aligned with the regenerative grazing system and does not impact cattle production, opening up opportunities for the portfolio to market carbon-neutral beef.

SLM Pastoral Portfolio has predominantly used Pharo Australia Angus bulls with some Rangelands Angus/Composites, as well as American Lasater Beef Master genetics, incorporated through an artificial insemination (AI) program.

The estimated carrying capacity is 12,170 Adult Equivalents (AE), and 10,500 cattle are offered for sale with the portfolio. Stocking rates have the potential to grow by 30% in the near term, due to the significant improvement in quality and quantity of available grass, calving and weaning rates, and average daily weight gain resulting from the regenerative program.

Cell grazing at scale

The portfolio comprises a range of productive soil types and topographies, with large areas of open grassland and fertile black soil floodplains, as well as higher ridges, supported by summer-dominant annual rainfall of approximately 370 millimetres.

Over the past 13 years, the aggregations have undergone extensive capital development to implement a cell-grazing system that entails grazing smaller areas at much higher stocking densities. This has been proven to boost soil productivity, carbon storage and resilience in dry conditions. The positive impacts of the regenerative cell grazing on biodiversity, perennial grass stores and land condition have been verified by independent monitoring.

Opportunity for northern producers

Nutrien Harcourts Managing Partner, Greg Seiler, said the SLM Pastoral Portfolio represented excellent value and scale in a region sometimes overlooked by beef cattle producers in Northern Australia.

“Particularly for northern producers, who may not be aware of the grazing capability of the Queensland-NSW border area, I believe these aggregations represent some of the cheapest land on a per cow basis that you’d find at the moment, and they would do well to investigate it further,” Mr Seiler said.

“The SLM Pastoral Portfolio has an excellent reputation amongst beef processors for the quality of its cattle and a highlight of the aggregation is beneficial flooding, which offers great opportunity to fatten or background grassfed stock seasonally.

“The portfolio cattle are renowned for their extremely calm temperament, a result of their genetics, rotational grazing and the application of low-stress stock handling techniques, which makes them highly sought after by processors, restockers and feedlots.”

High-quality infrastructure

Custom-designed cattle yards were installed across all the aggregations between 2013 and 2015, and shade installations, water points and hydraulic cattle crushes assist with the safe handling of large numbers of animals using low-stress stock handling techniques.

Significant capital has been invested in internal and external exclusion fencing, with more than 430km of 1.8 metre-high fencing installed to all boundaries across Willacora, Amenda and Padua Park, as well as portions of Eureka, to control grazing management and grazing pressure.

Approximately 3,250km of fencing has created 990 new paddocks to facilitate stock rotation. This is supported by 470km of new piping to supply 126 additional water points, with each point able to water approximately 4,500 AE at any time.

Extensive plant and equipment to suit livestock operations is also available as part of the sale, and the aggregations are supported by fully functional workshops, storage and machinery sheds, as well as two aircraft hangars at Padua Park. There is a variety of accommodation, including several large homesteads, cottages and a range of workers’ quarters.

Outstanding turnkey offering

The SLM Pastoral Portfolio is being offered as a turn-key operation, with an experienced and dedicated management team in place at each aggregation and available to continue under a new owner (subject to negotiations).

Agent for the sale, Danny Thomas, expects a diverse buyer pool to be attracted by the SLM Pastoral Portfolio, which he described as ‘an extraordinary asset’.

“The vendors recognise the significant scale of the portfolio and are willing to split the aggregations to meet market demand,” Mr Thomas said.

“The fact that each aggregation has its own experienced management and operational team in place makes this an outstanding turnkey offering.

“It’s not often a portfolio of this scale and calibre comes to market, and we anticipate significant interest from domestic and global institutional investors, corporates and large family enterprises looking to expand their livestock operations.”

Mr Thomas said further growth may also be achieved through additional bolt-ons, with up to 109,246ha available for purchase in proximity of the portfolio.

The portfolio is strategically located along or close to the Mitchell Highway, allowing easy access to livestock markets to the east and south.

Both Cunnamulla (68km from Willacora, Padua Park and Amenda) and Bourke (89km from Eureka) provide an array of amenities, including retail, financial, medical, educational and agricultural services, as well as regular flights from Brisbane and Sydney respectively.
