Campbell House shedded dairy and irrigation enterprise moves to Private Treaty sale

Expressions of Interest on Campbell House, a large-scale shedded dairy and irrigation enterprise in South Australia’s renowned Upper South East region, officially closed yesterday, with the property now being offered for sale via Private Treaty for $18.75 million.

Spanning 1,500- hectares, Campbell House represents one of the Coorong District’s most significant and versatile agricultural offerings, combining proven dairy performance and opportunities for expansion with extensive irrigation infrastructure, plus quality soils that support high-yielding cropping and forage production.

LAWD Director, Nigel Gosse, said the Expression of Interest campaign had solid interest from a range of buyers attracted to the rare offering in the region of scale, proven productivity and water security.

“We have been pleased with the enquiries throughout the EOI period are now in discussions with a number of interested parties,” Mr Gosse said.

“Moving to a private treaty sale allows a broader range of participants to engage in the process, including dairy operators seeking scale and quality infrastructure, livestock producers, and agribusinesses looking to produce high-value seed, forage, or vegetable crops.”

The shedded dairy operation currently includes a 50-unit rotary dairy handling 600 cows and capturing up to seven million litres of milk annually over the past five years.

Despite this impressive scale, Mr Gosse said there is scope for an incoming buyer to further grow the dairy production.

“The EPA’s approval of a second compost barn would increase milking capacity by more than 65%, allowing approximately 1,000 cows to be milked daily,” Mr Gosse said.

“This is a positive outcome, with the potential development allowing room for significant expansion of the milking operation for motivated buyers.”

Other infrastructure across the property includes five-year-old steel cattle yards with five-way draft and galvanised crush, 100-kilowatt solar array, 520 tonnes of grain storage, and multiple machinery and sundry sheds.

Featuring 232ha of spray irrigation serviced by eight remote-controlled, fibre-optic-connected centre pivots, the holding is underpinned by secure water resources sourced from the River Murray Prescribed Water Course – River Murray Irrigation Management Zone.

The block consists of gently undulating topography and sandy loam over clay soils, producing consistently high-yielding crops. These include canola, lupins, barley, and oats, as well as hay and silage, which are grown across 1,359ha (91%) of the property.

Accommodation at Campbell House includes a five-bedroom, 120-year-old stone homestead with stunning views over Lake Albert, a manager’s residence, workers’ quarters, and a stone cottage, providing an abundance of living options for both family and employees.

Given the versatility and location of the property, Mr Gosse said they expect to see more interest from a wide range of buyers.

“Campbell House is in a prime location for dairy production, and it also benefits from being located between Lake Albert and the Coorong, which is recognised under the Ramsar Convention as a wetland of international importance,” he said.

Campbell House offers convenient access to local services and markets in Meningie, which is 16kms west of the property, and it is situated approximately 93kms from Murray Bridge. Access to Adelaide is straightforward, with Campbell House located 166km from the state’s capital.
