Baker’s dozen in successful Henty Field Farms transaction

The final parcel of land in the 734-hectare ‘Henty Field Farms’ settled last month after a successful sales campaign resulted in the 17 contiguous lots sold to 13 different buyers.

Situated 17km east of Bunbury, Western Australia, Henty Field Farms was being used as a mixed livestock and farming asset, with developed pastures and access to regulated channel irrigation.

Benefitting from a Mediterranean climate with an average annual rainfall of 795 millimetres, the 17 individual lots appealed to a wide range of buyers, from local farmers to bidders seeking lifestyle blocks.

LAWD Director, Don Fry, said Henty Field Farms received incredible interest, with more than 175 enquiries, and 140 Information Memorandums distributed to prospective buyers, resulting in 50 physical property inspections.

“Out of the 13 successful buyers, a couple were local dairy farmers adding to their existing farms or investing in a quality asset to grow fodder, and others purchased the land for intensive vegetable farming which is already underway,” Mr Fry said.

“Another party bought four blocks anticipating capital growth from the strategic location near the Outer Bunbury Ring Road, with access to the town and freeway, and there were some happy lifestyle buyers looking forward to building a spacious dream home.

“Henty Field Farms went on the market in September 2023, and I am very proud of the LAWD team for delivering such a great result for the vendor and many happy purchasers.”

Situated just 155km south of Perth, Henty Field Farms had undergone significant and successful land rehabilitation after its previous life as a mining site run by Doral Mineral Sands.

Speaking on behalf of the vendor, Iwatani Australia Pty Ltd, Jordeana Cain said the sale of Henty Field Farms marked a significant milestone for Doral, showcasing the successful rehabilitation of previously mined land into productive farmland.

“After leasing the property to local landholders for nearly a decade, Doral made the strategic decision to divest these landholdings and partnered with local agent LAWD to sell all 17 properties,” Ms Cain said.

“Henty Field Farms represents Doral’s first full relinquishment process, after having met the mine closure requirements set by the Western Australian Government.

“All the properties were successfully sold, and we extend our sincere thanks to the team at LAWD for their dedication in delivering a positive outcome for all involved.”
