A 6,191* hectare institutional-grade mixed farming portfolio in Western Australia’s Mid-West is being brought to market either in one line or as three individual assets, creating a compelling opportunity for local purchasers.
The portfolio is situated in an area highly regarded for its diverse agricultural production and comprises three non-contiguous properties known as High Hill, Willara and Petro.
In addition to dryland and irrigated cropping, the portfolio is currently leased for premium Wagyu beef breeding and backgrounding. While the existing lease expires in 2030, there is the option to purchase the portfolio assets unencumbered.
High Hill comprises 1,597* hectares with 97% of the land arable. Significant capital has been invested to upgrade and replace boundary and internal fencing to facilitate cattle operations. Internal laneways enhance livestock and machinery movements.
Water is sourced from four soaks, one dam and two bores located strategically across the property. High Hill features a three-bedroom homestead, a workshop, hay shed, 500* head capacity cattle yards. Grain is stored in six 50* tonne and one 15* tonne conical bottom grain silos.
Three wind towers are located on High Hill providing regular income through a renewable energy lease.
Willara covers 1,653* hectares, with 99% of the land arable. Cattle production benefits from the construction of vermin proof boundary fencing supported by internal laneways.
Water is sourced from six soaks and two bores supplying water to two 250,000* litre water tanks and reticulated to multiple concrete troughs.
Willara has a five-bedroom homestead with operational infrastructure including a machinery/hay shed, an old shearing shed used as a general-purpose shed, cattle yards with capacity for 500* head and four 100* tonne and two 75* tonne conical bottom grain silos.
Petro is 2,942* hectares with 82% of the land arable. Excellent fencing and water sourced from a soak and six bores supplying header tanks and troughs supports livestock operations.
Five centre pivot irrigators are located on approximately 200* hectares, supported by 3,080* megalitres of licenced water entitlement.
Petro’s accommodation includes a three-bedroom manager’s residence, a worker’s cottage and transportable workers’ quarters. A workshop, machinery shed, horse shed and cattle yards support farming operations.

High Hill and Willara are located within a 5km operating radius of each other, and approximately 170km north of Perth with Petro positioned a further 85km north along the Brand Highway.
